The holiday flat is located in the far north-eastern part of the municipality of Udine in the countryside - yet it is only 3 km from the Udine Nord motorway exit and only 7 km from Udine city centre. The flat is located in a small, former monastery from the 14th century, which was restored by the (South Tyrolean) owner family with much love and respect for the architectural history of Friuli. The building is surrounded by over 2 hectares of land, 3000 m² of which are gardens and meadows within the old crenellated wall. The attic flat is on the 2nd floor of the house and guests can use the garden with pool, sunbathing area and shower. There are 2 dogs (king poodles) on the property, outside the garden there are horses, geese, silk hens and cats, and the neighbour also has peacocks, geese, ducks, chickens and a pony. So if you want to escape the smog, action and traffic noise of the big city and enjoy clean air in a natural environment, and decide for yourself when and if you want to have an aperitif in the lively and beautiful Piazza San Giacomo in the centre of Udine, you will feel at home here.
The outdoor area consists of a plot of 28,000 m², including a garden of approx. 3000 m² within the crenellated wall. There you will also find the pool for communal use and next to it 2 terraces with garden furniture, sun loungers, which you can place on the large sunbathing lawn as you wish, as well as sun protection and parasols. Parking is also available directly in front of the house entrance, the property is fenced and therefore also ideal for children and dogs.
The flat is a fully air-conditioned attic flat with very generous ceiling height on the 2nd floor of the house, 92 m² in size, consisting of the following rooms: Living room with flatscreen TV, SAT reception; a bedroom with its own walk-in wardrobe and double bed; another bedroom with bunk bed, downstairs140x200, upstairs 90x200, a fully equipped kitchen with ceramic hob, oven, coffee machine, toaster, all crockery and cutlery. There is a fan above the cooking and dining area. The bathroom with shower, WC, washbasin and bidet also has a bathroom anteroom with washing machine and cupboard for hoover and bathroom linen.
The holiday flat is an ideal starting point for bikers, joggers and hikers, as it borders directly on the Parco del Torre with walking and cycling paths. You can see the mountains on the border with Slovenia, the Colli Orientali del Friuli with their famous vineyards, guests interested in culture will appreciate the short distances to Cividale, Gorizia, Trieste with the castles of Miramare and Duino or for a day trip to Venice. In the immediate vicinity you will find Michelin-starred restaurants (1.5 km) as well as typical trattorie or agriturismi, which serve excellent wines and regional dishes at an excellent price/performance ratio. The sea with its towns of Grado and Lignano is just 45 minutes from the front door, Duino and Sistiana in the Gulf of Trieste can be reached in 30 minutes. The ski resorts of Zoncolan, Sella Nevea, Tarvisio, Monte Lussari or Nassfeld in Carinthia can also be reached in winter on the motorway, which is empty at this time of year, in 35 - 60 minutes. The border with Slovenia is about 35 minutes' drive away, and there are also beautiful and not (yet) overcrowded cycling and hiking trails to discover along the Soca Valley or in the Triglav National Park.
Since 2021, we have been providing our guests with 4 well-maintained mountain bikes, which you can hire for a daily fee. They start directly from our property on paved cycle paths, partly along the river dam, partly along the mill streams, and if you fancy longer tours that take you up to the nearby hills, you can also start from our house. It is also worthwhile to cycle to Grado via Palmanova and Aquileia. However, for the sake of your health and fitness, you will have to pedal yourself as these are not e-bikes ;-)
