Welcome !! These are a residential communities and families do live here, it is vital that the space and all common areas are respected to the highest degree. Noise, unruly behavior, loud music, disrespectful or unlawful activity will warrant forfeit of your entire reservation ( and possible fees). Please adhere to the rules and guidelines listed below.
House Rules:
By placing this reservation, you agree to all of the following rules and applicable fees:
1. Checkout Requirements
-Place all dishes in the dishwasher
-Leave all trash in the trash can
-Place all used linens and towels in the washer
*Any excess uncleanliness will result in an additional cleaning fee ranging up to $200.
2. Quiet Hours
- Quiet hours are 10pm - 7 am. Please be respectful that there are other tenants in the building. Any reports of noise disturbance will result in a canceled, non-refundable booking. Please keep music at a reasonable level and be respectful of the quiet hours.
3. NO SMOKING
-Smoking is not allowed inside the home. If we discover any smoke odors, an additional fee of $1500 will apply.
3.1 NO PARTIES- fees 1,000 will be applied if party is thrown without consent from property host
4. Guests
- Unregistered guests are not allowed. If it is discovered that you have more guests than what was added to the booking, additional fees will apply. Please note that guests are responsible for visitors, any accidents, injuries or illness that occur while on the premises.
5. Appliances
- Only use appliances for their intended use.
6. Missing / Damaged Property
Host is not responsible for loss or damage of any personal belongings. However, if any items or property is missing from the unit that was provided by the host, there will be additional fees ranging up to $750.
7. Pets
- Pets are not allowed.
8. Plumbing
- Please do not flush anything other than toilet paper. Any damages to the plumbing system will result in additional fees.
9. Garbage Disposal: Only food is allowed in the garbage disposal.
10. Linens & Towels
- Any damaged linens or towels, including make-up stains will result in a 10$ fee per item.
11. Parking Pass
-Parking pass must be returned to kitchen island upon checkout. If not returned, an additional $650 fee will apply. Free Parking/must locate visitor parking areas and parking spaces provided ONLY. Failure to park in visitor or parking spaces with Parking Pass in windshield will result your vehicle being booted.
Fees:
Lost Parking Pass will incur in a fine of $650
Lost Key Fob will incur in a fine of $650 for replacement
12. Mail
- Please refrain from having mail sent too unit, we ask that if you need any mail sent during your stay that you acquire a Local PO Box.
13. Valet Trash Collection
- Please place trash bin outside beside door between the hours of 5pm-7pm and leave out until your bag have been collected. Make sure bags are securely tied tight. Valet trash is offers Sunday-Thursday. If you have any trash that needs to be taking out on Friday/Saturday you must dispose of trash bag yourself at neighborhood trash compactor. Which is located right beside car garages located in parking lot. Trash bin must be placed back into home after trash bag has been removed from bin no later than 8am next morning.
Please Note : You are a guest of luxe Views & Suites, all issues including maintenance should be directed to us. We can be reached via airbnb app, email or phone.
Please do not address any issues with onsite staff or leasing office.
Failure to comply will result in immediate cancellation of booking. The leasing office is designed for residents that live in the community and not Short-Term Rental/Corporate Housing guest. We have a great relationship with the leasing office, THANK YOU for helping us keep it that way.
