Experience a perfect little piece of coastal paradise at our comfy 2-bed, 2-bath beachside cottage. With 3 beds (two convert to sleep 4), our home can accommodate up to 6 guests, making it the perfect destination for those seeking a relaxing getaway. Fenced yard with BBQ!
Steps from the beautiful, serene and uncrowded Melbourne Beach and world-famous Turtle Sanctuaries, spend your days swimming, surfing, spotting sea turtles, or walks along the coast. Visit nearby beach towns of Indialantic, Downtown Melbourne, Cocoa Beach and others for shopping, dining & nightlife.
Melbourne Beach and the Turtle Sanctuaries are world famous. Guests love watching Kennedy Space Center and SpaceX rocket launches from the beach. Nearby Cocoa Beach is a surfers wonderland. Grocery stores are close enough to ride a bike or offer convenient delivery options. Very close to fuel stations, pharmacies, banks, shopping and places of worship. We are 1 hr 15 min from Orlando Airport, 20 Min from Melbourne Airport & 40 min from Vero Airport. Spessard Holland Golf Course is beautiful and just a half mile north. You can walk or drive!
House Rules:
Pets are allowed with prior permission only. In addition, Guest(s) agree to be held liable for any damages caused by pets. If a guest is found to have an unauthorized pet or animal on premises, there will be a $250 fee charged . There are breed/weight restrictions please contact us before booking. It is mutually agreed between the parties as follows:
1. Check in: 3:00 pm. Guest(s) shall vacate premises by 10:00 AM ON LAST DAY OF THE RENTAL TERM LISTED ABOVE AND LOCK DOOR.
2. The property is furnished and includes: • Wireless Internet & Satellite TV • Water and electricity . Washer/Dryer in unit • Bed linens and towels • Kitchenware (including coffee maker and toaster) • Refrigerator, stove and microwave • Iron and Ironing Board, Blow-dryer • Starter set of toilet paper and paper towels • BBQ grills •There is no land line telephone provided
3. Guest(s) shall not violate any city ordinance or state law in or about the premises.
4. Guest(s) shall not sublet the premises, or any part thereof, or assign this agreement without the written consent of Owner.
5. Guest(s) must not make any alterations or improvements to said premises without written consent of Owner.
6. Guest agrees to abide by all house rules with respect to NO SMOKING, NO FIREWORKS, no loud noise, no fighting, no illegal drugs, no foul odors, proper disposal of refuse, no illegal parking or improper use of common areas.
7. Guest shall pay a non-refundable cleaning fee in the amount of $125.00. There is no daily housekeeping service. Guests are expected to do basic laundry of sheets & towels during their stay. If excessive laundry (multiple sheet sets & multiple day towels) is left for housekeeping service, an additional fee will be charged (deducted from security deposit). For additional fees, weekly or monthly housekeeping services can be arranged. Stays of 3 months or longer will be required to pay two cleaning fees and to have cleaning scheduled at the 3-month interval.
8. Hurricane Policy: Hurricane Season runs June 1st to November 30th of each year. We cannot issue refunds due to inclement weather which is why we HIGHLY recommend Trip Insurance. If a mandatory evacuation is ordered, you will be asked to leave the premises for your safety.
9. Guest acknowledges that, unless the Owner is notified immediately upon occupancy, the premises, including the furniture, furnishings and appliances, are in good working order and repair. Guest will keep the premises in a clean and sanitary condition and will immediately notify the Owner of any damage to the premises or contents, or any inoperable equipment or appliances. Guest will surrender premises in as good condition as received, normal wear and tear accepted. Examples of damages not considered normal wear and tear and subject to withholding of deposit funds includes: • Damage to property or furnishings . Guests are allowed to move furnishings; however, everything must be placed back exactly where found. Failure to do so will result in an extra charge. Please leave the place as was conveyed to you on arrival. . Bath towels/sheets that are excessively stained or missing and require replacement. • Evidence of cigar or cigarette smoke-See #12 Below • Evidence of unauthorized pet-See #13 Below • Any additional costs incurred to Owner as a direct result of Guest’s stay
10. It is understood and accepted by Guest that Owner’s insurance does not cover Guest’s personal property or personal well-being. Owner will not be liable for any damage for any damage or injury to Guest, or any other person, or to any property, occurring on the premises, or in common areas, unless such damage is the legal result of the negligence or willful misconduct of Owner, his or her agents, or employees.
11. Owner will have the right to enter the premises: (a) in case of emergency; (b) to make necessary or agreed repairs, decorations, alterations, improvements, supply necessary or agreed services, show the premises to prospective or actual buyers, lenders, guests, workers or subcontractors with a reasonable 12-hour notice; (c) when Guest has abandoned or surrendered the premises.
12. This is a non-smoking unit and Guest(s) agrees to pay a $250 fee in addition to forfeiture of the security deposit if there is smoking of any kind inside the unit. In addition to smoking and because we stay booked, often back to back, we request that the guest does not cook with excessive seasonings, such as curry spice. It is very difficult to remove strong smells and we find that some guests have sensitivities to heavy seasoning.
13. Pets are allowed with the written consent of Owner. Max. 2 pets. Guest(s) agrees to pay a $250 fee in addition to the security deposit if pets of any kind are determined to have been kept inside the unit. In Addition, Guest(s) agree to be held liable for any damages caused by pets. There are breed/weight restrictions, please contact us before booking.
14. “Service Animals” are exempt from the no-pets policy when accompanying a Guest that qualifies as an “individual with a Disability”. • Guests must specify in advance and in writing that the animal is a service animal • Guest(s) must also provide proof of compliance with all applicable vaccination requirements • Guests(s) are liable for damage caused by the service animal. Guest(s) are responsible for the care and supervision of the service animal, and for the removal of animal excrement. • See Florida Statute 413.08 for the definitions of the terms “Service Animal” and “Individual with a Disability”, as well as the Guest(s) rights and responsibilities. • Misrepresenting one’s self as disabled and/or misrepresenting an animal as a service animal are Federal offenses and a Felony in the state of Florida. Emotional Support Animals are not Service Animals.
15. Equipment and facilities are provided at the discretion of the Owner and while every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situation occur that renders the element unusable, we do not accept responsibility for refunding the Guest for the lack of use of these equipment or facilities. The equipment and facilities referred to include (but are not exclusive to) such items as televisions, dishwasher, satellite equipment, internet access, washer and dryer facilities.
16. Failure of Owner to enforce any provision of this Agreement will not be deemed a waiver. The acceptance of rent by Owner will not waive his or her right to enforce any provision of this Agreement.
17. Disclosure: Real Estate Property Manager is the owner. Guest has read and agrees to the above terms and conditions, as-is and acknowledges receipt of a copy of this Agreement. Your contact information will be required for our records, along with an emergency contact name and their contact information.
