Please note prior to booking there is a 25-age requirement to book this house. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.
Absolutely no tampering with the pool equipment in anyway. This will result in immediate eviction & additional charges will apply.
This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions to this rule.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This unit sleeps 8 people max per the fire marshal. This includes children of all ages. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will be evicted immediately.
No more than 3 vehicles are allowed. The 3 standard size vehicles must be parked in the driveway only. We do not allow parking in the street or on the grass. Guests are not allowed to park inside the garage.
Smoking is absolutely prohibited. If any evidence of smoking is found the renter agrees & will be charged a $500.00 fine.
Smoking is only allowed outside in the fenced in yard. Guests are responsible for properly disposing the cigarettes buds. Disposing them inside the fire pit is not allowed & absolutely no smoking inside of the screened in pool. If these rules are violated guests will be charged the $500.00 fine.
Check In Time is 4pm central time & check out time is 10am central time. If you are not out of the home by 10:15 am, you agree to be charged 50.00 per half hour. Please be respectful to the next guests & check out on time.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not guarantee early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready. Please do not show up to the house until you have been notified by our office that the home is ready.
Quiet Hours are 10pm to 8am. If we are notified by neighbors that you are being disrespectful or disruptive you could potentially be evicted with no refund. Please be respectful to our neighbors. As not everyone is here on vacation.
This unit is not pet friendly. If we are notified that you have a pet in the home, you will be evicted immediately with no refund. If any evidence of a pet is found during inspection after your checkout you will be charged a $500.00 violation fee.
If you have a service dog or an ESA animal those animals must be disclosed to our company prior to booking.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.
Please note we only provide a starter pack of Amenities, just to get you through the first night.
One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.
We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.
