If you're looking for a cozy townhome that is in a great location to NAS JAX, shopping, area hospitals, great restaurants, and area beaches - then this is your place! Great for business travelers, vacationers, and anyone looking for a little escape. This is an easily accessible neighborhood, driveway parking fenced in yard area. Each bedroom has a Smart TV. So bring your Netflix, Amazon Prime, Hulu, etc. logins or watch any of the free apps for programming!
Pet Friendly - pets less than 25 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. (max 2) All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.
Take in the craft beer scene, some great restaurants, local area activities like concerts, monthly art-walks, or area festivals. Visit the Jacksonville Zoo or even one of the historic areas of Fernandina Beach or St. Augustine. If you're into shopping - the St Johns Town Center and St Augustine Outlet Malls aren't very far away. Don't forget we also have a wonderful variety of Golf Courses, and there is always a fabulous visit to the BEACH! Who doesn't love to dip their toes in the ocean. A short drive to Downtown Jacksonville for concerts & sporting events too! Some amenities may be nearby - additional fees may be required. Such as boat rental, golf, horseback riding, etc.
This cozy Townhome has:
* 3 bedrooms, one with a king bed and the others with queen beds and both upstairs bedrooms have ceiling fans!
* 2 full bathrooms, one on the main level and one upstairs.
* There is a full kitchen with refrigerator/freezer, oven & stove, microwave, dishwasher, toaster, coffee maker, and fully stocked with pots & pans and dishware for your use. Enjoy cooking at the end of your day and having open access to the dining area and cozy living room. We have added a Ninja Foodie (Air Fryer / Insta Pot Combo)

A few things to note:
**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced.
The property is monitored by Noise Aware as noted in the booking agreement.
Propane is not provided for the grill - If there happens to be some left from a previous guest - wonderful!
There is an apartment complex being built across the street on Collins - which is the street that is off of the large backyard - so there may be more daytime noise - however we are still just off of I-295 so you will hear traffic - and you will also hear the planes, etc. from NAS Jax which is 5 minutes away.
**Our townhome is on the left - vehicles parked must be on the left side of the driveway and not block the other Townhome. Please do not use things in the driveway/yard of any of the neighbors - those are not ours and are not available for guest use. This includes water hoses, basketball hoop, driveway, water bucket, bicycles, toys, etc.
Please clean up after yourself and remember that this a home, not a hotel. If the unit is left excessively messy upon departure, an extra $50 cleaning fee will be charged.

ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.
