While in Arizona, you can expect to see or hear lovely desert friends. Please, make sure to keep all doors closed to not let any of them in! At night, you may hear coyotes. If you have a dog with you, please make sure to keep them in the enclosed front patio only when off leash. Plenty of people walk their dogs around the neighborhood while on leash. Please be mindful!

CANCELLATION โ
Should you choose to cancel your reservation, please note that we will adhere to the cancellation policy, and a refund will be promptly initiated. Please be aware of the 3% deduction that will cover processing fees.

DATE ALTERATIONS โ
We understand that plans may change, and we are happy to accommodate full date change requests made at least 7 days before your check-in date (subject to availability and potential rate adjustments). This allows us sufficient time to secure a replacement guest after reserving the dates for you.

HOUSE RULES โ
- No Shoes: Please remove your shoes upon entering the home.
- No Smoking or Vaping: Smoking or vaping (including marijuana and tobacco) are NOT allowed inside or on the patio. A $500 fee applies for any evidence of smoking.
- No Mailing Packages: Do NOT send or receive packages at the property.
- No Excessive Guests: Additional guests NOT on the reservation require approval and will incur a $50 fee per guest.
- PETS: We allow up to 2 pets with an additional $100 pet fee to cover extra cleaning. For more than 2 dogs, please inform us in advance; as an extra fee of $50 per dog will apply.
- Report Damages: If anything breaks, notify us immediately through the app with a photo. Failure to report damages will result in a $150 fine plus repair costs.
- No Parties: No parties inside or outside the property since this is a quiet residential neighborhood. Noise must be minimal after 9:00 PM - 7AM. Violating this will result in the termination of your reservation.
- Noise & Security: Violation of the noise ordinance or tampering with security devices will lead to immediate reservation termination with NO refund and a $500 fine with possible legal action.
- Excessive Cleaning: $100 fee if the property is left with excessive trash.
- Keep Doors Closed: Refunds won't be offered for sightings of bugs outside or inside the property. This is common in Arizona due to the seasonal nature of bug activity.
